West San Jose Real Estate Information
West San Jose is generally regarded as the most desirable and centrally located part of San Jose. Bounded roughly by the City of Cupertino to the north, Hwy 280 to the east, Hwy 880 to the south and the City of Campbell to the west, this part of San Jose is mix of ranch home subdivisions, condos and townhomes. In addition to its convenient location, the desirability of this area is enhanced by its location within the Moreland Elementary and Cupertino Elementary School districts. The vast majority of homes in West San Jose lie within attendance boundaries of the Moreland School District whose schools on avaerage have scored 800+ on Academic Performance Index. This good combination of more affordable homes with good schools and has made W. San Jose a popular choice for home buyers.
In general the homes within the Lynbrook High School area are the most expensive in the area followed by the Happy Valley area. Homes in the Lynbrook High area benefit from being in the Cupertino school district and range in price for a single family home from $750,000 - $1,500,000. Happy Valley is bounded by Lawrence Expressway, Rogers, Graves and Saratoga Avenue and is characterized by it vast number of canopy tree lined streets. The highly rated Country Lane Elementary school lies in this neighborhood and is the top school in the district. This area of mostly single family homes start in the $700,000 range and can run up to 1.3 million.
At the heart of W. San Jose is the shopping hub located at the junction of Prospect Ave, Saratoga Ave and Campbell Avenue. The El Paseo Shopping center was recently built and features a 12 screen AMC theater as well as several restaurants ( Mimi's, Cucina Cucina and Vaqueros) and big box retailers. The Westgate Shopping Mall has gone over a facelift in recent years and includes shops such as Barnes and Noble, Any Mountain, Target and Nordstrom's Rack. Along Prospect Avenue, the strip malls in the area have also undergone renovation and include Trader Joe's, Orchard Supply Hardware and Frankie, Johnnie and Luigi's.
The homes located within 95117 and 95130 area codes make up the balance of the W. San Jose area and pricing for single family homes start at $600,000 and can run up to about 1 million. A new development is being built on the former Moreland School District offices and will feature homes in the $900,000 range.
